SINGLE LIABILITY LEASE ADDENDUM – 3 BEDROOM APARTMENTS

  • This single liability lease is for one bedroom.  The common areas of the apartment (kitchen, hall, and bathroom) will be shared with two other residents.

 

  • Smoking by either you or your guests is prohibited in the apartment.

 

  • I will be responsible for 1/3 of the electric charges for the apartment when the apartment is fully rented.  If I have one other roommate, I will be responsible for ½ of the electric charges.  If I have no other roommates, I will be responsible for the entire electric charge for the apartment.  If I am the first person to rent this apartment, I will be responsible for setting up electrical billing with DTE energy to begin on the lease start date.

 

  • I will maintain the common areas of the apartment in a neat, clean, and orderly manner.  I will use only one half of the common area space (such as cabinets, hall closet, counter space, refrigerator space).

 

  • Your lease is for one person.  The person renting the other half of the apartment must be in agreement with any frequent or overnight guests.

 

  • Prior to subleasing your single liability lease, you must have approval from your roommate as well as University Towers Management.

 

  • If my roommate is subleasing, I will not unreasonably deny their subleaser.  My approval will be based on the same criteria as University Towers:  GENDER ONLY.

 

  • Until the other half of the apartment is rented, University Towers has my permission to show the apartment during normal leasing hours.

 

  • I will be matched with a roommate on the basis of gender only. 

 

  • If University Towers is unable to rent the other thirds of the apartment because of my actions, I understand I will be responsible for charges for the full apartment.
